Making a reservation:
A $200 reservation deposit is required to secure any booking. The remaining balance is due 6 weeks prior to arrival. A $40 booking fee is charge on all bookings and is added into the total booking fee. If the arrival date is within 6 weeks of the date the booking is made, then the entire balance is due when the booking is made. Cancellations made at least 60 days before the arrival date, will have a 100% refund of the reservation deposit. Cancellations that are made 30 days prior to your arrival, will be charged a cancellation charge of 50% of the monies paid, except the service fee from VRBO. Cancellations made within 30 days of the arrival date will forfeit the total amount of monies paid.
Please note, if a refund is given, a charge will be deducted from the refund, for any costs that the credit card company chargesfor the entire credit card transaction – usually 6%.
One week before your arrival date, we will put a hold on funds of $300 on your credit card, for a security damage deposit on the home. If there is no damage when you check out, the $300 hold on funds will be released. Items considered as damage in this case refers to any physical damage to the property, the property being left in a very dirty condition upon check out, or more garbage than will fit into the garbage container. If the damage at the house is more than $300, the credit card will be charged the amount of money necessary to repair the damage
The individual making the reservation must be 25 years of age or older and must occupy the rental property the entire term of the reservation. Reservations obtained under false pretense will be subject to forfeiture of all monies paid. When you check out, the house must be left in a tidy condition.
As a part of the reservation process, we will need you to email us a legible copy of your driver’s license. The address on the driver’s license mustmatch the address that was put in the reservation and the name on the driver’s license must match the name on the credit card. Pets are not permitted in most rental properties unless specifically authorized and paid for before arrival. If allowed, a pet fee of $200 for the first pet is required, and $50 each for a second or third pet, plus 13.5% tax.
The pet cleaning charge is for the steam cleaning of the carpets. Dogs are not allowed up on any furniture or the beds and bed comforters. If we find pet hairs on these surfaces, you will be charged an additional cleaning fee, which will be determined by how long it takes us to clean those surfaces. While you are away from the house, please cage your pet so they cannot do any damage while you are away. Any breech of this policy will result in termination of this agreement including possible eviction from the property and forfeiture of any monies paid.
We are unable to permit the parking of following types of vehicles; Buses, RV’s, Motor Homes, Trailers, Boats and Jet Skis. Please make arrangements for storage of vehicles prior to arrival. Parking on the street at night is not allowed. All cars must be in the garage or on the driveway, and not on the lawn.
Maximum Occupancy: Guest agrees to abide by the maximum occupancy requirements of the premise. Breech of the maximum occupancy requirements may result in termination of this agreement. Guests may be asked to vacate the property and will be subject to forfeiture of all monies paid.
Pool heating is recommended between the months of November - March. Pool heating is available for an additional $20.00 plus 13.5% tax per day for the length of your stay. The pool heater has been properly sized for the pool to provide swimmable temperatures throughout the year, the actual temperature of the pool will depend on many factors including: time of year, prevailing weather conditions, time of day, use of the pool cover, etc. The pool heater is turned on for 12 hours a day when pool heating has been paid for. No guarantees are made as to the actual water temperature the system will attain on any one given day. The pool heater can automatically shut down to protect itself, if the outside temperature drops below 55 degrees. Once the air temperature warms up past 55, it will turn on again. There are no refunds of pool heating monies paid, if the weather turns bad and the pool does not get up to temperature. The pool heater is turned on - on your day of arrival and takes 24 to 36 to 48 hours to heat the water depending on the weather.
All properties are self-catering, cleaned before your arrival and cleaned once you depart. You may choose to have a Mid Stay Clean for an additional fee during your stay to freshen the property back up.
Medical Services: The Medical Concierge has Board-Certified, Florida-Licensed physicians available 24 hours a day, 7 days a week, 365 days a year. Whether you are on vacation or business you can rest assured that their physicians will provide thorough, compassionate, and personalized care in the comfort of your home away from home. The cost of service by the Medical Concierge is the responsibility of the guest.
Property Requirements: While this residence conforms to the minimum furnishing requirements of the Property Manager, all residences are decorated and furnished by the individual owner. Neither the Property Manager, nor the owner shall be responsible for providing any additional furnishings or equipment not available and not presently existing in the unit at the time of the reservation booking. All other items shall be the sole responsibility of the guest. Guest hereby acknowledges that there will not be refunds for any inoperable appliances, to include by way of example only, television, air conditioner, spa, or pool. The Property Manager agrees that upon notification by the guest of any malfunction, the Property Manager shall make every reasonable effort to have such malfunction promptly repaired.
Property Association Requirements: If applicable, this agreement is subject to the rules, and regulations of the Property Association, of which the owner is a member. The guest agrees to all Association rules and regulations.
Entry of Premises: The Property Manager or its assignees may enter residence during regular business hours for the normal management of residence with verbal notice to the guest. In case of emergency, the Property Manager may enter the residence at any time.
Non-Smoking Accommodations: As a courtesy to all of our guests, smoking is not permitted in any rental property. Should smoking occur inside a rental property or garage, guest will be responsible for the cost to return the accommodation to its original condition, minimum $300 fee.
Rate Changes: Rates are subjected to change without notice.
Substitution of Accommodations: In certain circumstances beyond our control it may be necessary to change the rental property originally reserved. The Property Manager reserves the right to substitute alternate accommodations accordingly. The Property Manager will make every effort to provide a comparable property. Although we do everything possible to create a pleasant vacation experience, neither the Property Manager, nor the property owner is liable for any damages or inconvenience.
Telephone Use: Local service is provided at no charge. All homes have a free long distance service covering calls throughout the U.S. and Canada.
Valuables: Neither the Property Manager nor the property homeowners are liable for loss of personal valuables.
Indemnification of Agent by Guest: The Property Manager shall not be liable to any guest or to any other party for damages to property or the injury to persons upon the premises from any cause whatsoever including defects in the premises or otherwise. Guests shall indemnify and hold harmless the Property Manager from and against all liabilities, claims, expenses, fees, loss of use, and actions of any kind arising from the guest’s use and occupancy of the premises.
Insects: Florida is a sub-tropical state and as such, insects and small creatures are inevitable and are not a cause for complaint. Their presence is no reflection on the cleanliness of the property. The home is treated regularly as part of an annual pest service program. If pest appearances persist, then notify the management company so they can rectify the situation.
Governing Law: This agreement shall be governed and enforced according to the laws of the state of Florida.
Entire Agreement: This agreement contains the entire agreement of the parties. It may not be changed orally, but only by an agreement in writing, signed by the party against who enforcement of any waiver, change, modification, extension, or discharge is sought. The guest cannot assign or transfer this Agreement.
